A collateral benefit is an advantage which is in addition to mortgage-money with interest. A collateral benefit to mortgagee is not necessarily a clog on redemption. It is „clog‟ only when-

(a)It is unfair and unconscionable; and

(b)It is part of transaction of mortgage (not an independent benefit).
