Actual payment of entire sale price at time of execution of sale deed is not essential condition for completion of sale. Sale deed can be registered even upon part payment of sale price whereupon the title will pass to the transferee. Non-payment of remaining part of sale price would not invalidate sale. Therefore, cancellation of sale deed on ground of non-payment of balance consideration cannot be sought.
